Editorial context
Working with a provider in Windsor – what matters
When appointing a real estate agent in Windsor, first establish the individual agent's experience with comparable residential properties and the immediate neighbourhood. The supplied reviews of Harcourts Solutions Group mention Brisbane, Clayfield and Ascot. These accounts can offer useful pointers, but they do not replace checking the market knowledge relevant to your own property.
For a sale, ask for a clear explanation of the proposed price guide and marketing strategy. As the reviews mention photography, styling, open homes and an auction, prospective clients should establish which measures are proposed for their property, who will arrange them and what costs apply beyond the agent's commission. It is also worth agreeing how offers will be communicated and how decisions about subsequent steps will be coordinated.
Owners living overseas should clarify communication arrangements, responsibilities and the handling of appointments at the property. Buyers should ask which property documents are available and how questions and viewing requests will be addressed.
For rental services, distinguish between assistance with securing a tenancy and ongoing property management. The supplied review describes a positive leasing experience but does not establish the full scope of management services. Before appointing an agent, obtain written confirmation of the services, fees and main contact person. Google reviews can supplement these checks, but they are not a guarantee of a particular process or outcome.

So glad we chose Gerard as our agent! Gerard has strong knowledge of the residential market. He prepared us for the sale much earlier showing us all the steps to take when we decided to sell our house. He was there every step of the process, photos, styling, doing the open home inspections, building inspections, communicating with us about all the offers, advising us about them and which approach we should take and much more. If one day we sell a property again we certainly will have him and that’s why we highly recommend him. Thank you Gerard for your work.
Extremely experienced and hard working agent. Shenal is a very skilled real estate agent in the Clayfield/Ascot area and I would highly recommend her. She has really great skills in terms of engaging and establishing vendor priorities, and was extremely prompt and proactive with the listing of our 2br unit in Clayfield. I feel that she achieved an excellent result in the sale of our property. I found her to be very personable as well as detail oriented and focused. We interviewed two other agents before choosing Shenal, and I felt very confident going forward with her managing our sale. There are subtle differences in approach between agents and I really feel that Shenal is top of the game in terms of setting a realistic price guide, managing an auction and multiple interested buyers, and ultimately getting a result that both vendor and buyer are happy with.
We highly recommend Xander 🙂 he had excellent communication and kept us in the loop the whole time. It was our first time buying property and Xander was patient with all our questions and was very kind and thoughtful of our situation. We were looking for property for a while and had a poor experience with previous agents. Xander made us feel like we weren't just strangers he was selling a property to. I highly recommend Xander whether you are buying, selling, or even just considering your options 🙂
I'm a former owner occupier who had to move overseas, then decided to sell my property from abroad. Shenal was able to organise everything very quickly - from the photos, to the listing, to the open house, and the coordination of offers. I found her very courteous and professional to deal with. She has a great knowledge of the Brisbane market, and within a week of starting the process we were able to lock in a compelling offer. She made everything feel very smooth and easy. I would heartily recommend her services!
⭐⭐⭐⭐⭐ Iris Tan has been amazing to deal with throughout the whole leasing process. She was always quick to respond, friendly, and happy to answer all of our questions. She made everything so easy and stress-free, which we really appreciated. Thank you so much for all your help and support. We’re so excited to move into our new rental home, and we’re grateful for how smooth you made the whole experience. We highly recommend Iris to anyone looking for a professional and caring property manager!

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
