Editorial context
Working with a provider in Lower Hutt – what matters
When appointing a real estate agent in Lower Hutt, first establish which services the individual office handles and which are provided by other parts of the agency group. Harcourts Lower Hutt explicitly describes support with buying, selling and local property investment. Rentals and property management appear on the group website, so prospective clients should confirm the responsible contact and the actual scope of service.
For sellers, a clearly explained property appraisal provides a useful basis for discussion. Relevant questions include which comparable properties inform the appraisal, the proposed sales strategy and how the agent would respond to changing market conditions. Property preparation, viewing arrangements, buyer feedback and the frequency of progress reports should also be discussed. These topics reflect the supplied reviews, which repeatedly mention sales planning, preparation and ongoing communication.
Buyers should establish who will support them at each stage and what assistance is available through to settlement. For investment properties, it is worth defining the scope of investment support and any potential handover to property management.
Before appointing an agent, fees, marketing costs, the appointment period and responsibilities should be clearly documented. Membership of a wider network does not by itself establish what an individual instruction includes. Google reviews can provide additional insights into working style but do not replace a direct conversation. The selection supplied here contains only positive accounts and cannot provide a complete assessment of all client experiences.

Mike Maurice from Harcourts Lower Hutt proved us with excellent advice, communication and sales plan. Mike helped us throughout with advice on what was best for us to secure a sale at a reasonable price in and within the first marketing window - in what turned out to be a very challenging market. His communications with us (and I assume with the buyer, given they bought) was 'most excellent' and I have no hesitation in referring him to anyone who wants an honest hard working agent with a great manner. We interviewed several agents but we chose Mike because something about him just gelled with us and it is hard put put a finger on. Therefore I suggest if you are selling, that you at least give him a call and look for the X-Factor for yourselves. Thanks Mike, if we had another house to sell (yeah right) you could do it for us again :-) Chris
John Tonkin is a superstar in real estate. We listed our house with John, and it was sold unconditionally within a month. His attention to detail is exceptional, and he provided valuable guidance on how to prepare the property before listing, helping us present the house at its very best. The entire process was stress-free, thanks to John's responsiveness, professionalism, and extensive experience in the real estate market. He kept us informed throughout the journey and was always available to answer our questions. We had a very pleasant experience working with John and would highly recommend him to anyone looking to buy or sell a property.
Professional, Dedicated and Effective – The Best Team to Sell Your Property. I first met Paul several years ago when I was considering selling my property. Although I chose not to proceed at the time, his professionalism, honesty, and market knowledge left a lasting impression. When I decided to sell this year, there was no question who I would work with — Paul had already built the trust that made the decision easy. From our first meeting, Paul demonstrated an exceptional understanding of the market. He clearly explained the current conditions and the strategies available to achieve the best possible result. His approach was never pushy; instead, he provided thoughtful advice and clear guidance that gave me confidence in every decision. Communication throughout the process was excellent. Paul is relaxed and approachable while remaining highly knowledgeable and informative. I always fe
Chris Ingram from Harcourts was fantastic to work with throughout our home-buying journey. He was incredibly attentive, responsive, and always kept us updated every step of the way. Even after the sale went unconditional, Chris continued to check in regularly to make sure everything was on track for settlement and our move-in. His communication was excellent, and he genuinely cared about making the transition into our new home as smooth and stress-free as possible. We really appreciated his professionalism, dedication, and the extra effort he put in to ensure we felt supported throughout the entire process. Highly recommend Chris to anyone looking to buy or sell a property.
Great support for first-time sellers! Sinead and her team were amazing to work with as we sold our first home. They walked us through every step of the process and kept us informed about what was happening at open homes. We had all the choices laid out for us and felt in control at all times. They worked with potential buyers after the tender closed and got us to a good result. Very happy we chose to work with Team Sinead!

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
