Editorial context
Working with a provider in Bruxelles – what matters
Before appointing an estate agent in Brussels, clients should clarify the task involved: selling, letting, searching for a property or ongoing rental management. ERA CHÂTELAIN lists these areas on its website. Anyone considering the Schuman office should first confirm the responsible contact person and the services available there. A shared presentation covering several offices does not replace office-specific clarification.
For a sale, a clearly explained valuation provides an important basis for decisions. Owners considering the advertised free valuation can ask which comparable properties and property characteristics are assessed and how these inform the asking price. Marketing activities, viewing arrangements, progress updates and fees should also be discussed before work begins. Practical experience with comparable properties in the named Brussels areas is particularly relevant.
For lettings and rental management, clients should distinguish the agent’s responsibilities from those retained by the owner. Matters to clarify include communication about defects, handover documentation and records of keys provided. Responsibilities concerning the rental deposit should also be discussed explicitly, rather than assuming that arranging a tenancy includes ongoing management.
Buyers and prospective tenants can ask how search criteria are recorded and viewings coordinated. For new builds, it is worth establishing the precise scope of the assistance offered. Written details of services, costs and communication arrangements make it easier to compare providers.

Big thanks to ERA Chatelain team, and most specifically to @Lionel Estalrrich agent immobilier, for the top professional support in selling my apartment in Ixelles. From the very first encounter, trust was built and the process was put in motion. I could count on Lionel's experience, advice, efficiency, responsiveness, and pro-active and pragmatic approach from day one to the very last one!
If you want your deposit stolen by a terrible landlord, go ahead and rent with these people. They do business with landlords who don't follow the law, will steal from you and won't fix anything that is broken in the apartment. According to them, they are unable to do anything. So if they are not doing anything, why even open a real estate agency? Apart from that, they are insanely unprofessional. They don't even record how many keys are handed in the beginning and end of lease. And some of them are straight up unpleasant to deal with, rude and will treat you badly. Avoid my mistake and never trust them.
I had a very good experience with Laura. She is professional, kind, and helpful. I would happily recommend her to anyone.
I chosed Era Chatelain for the third time and I certainly don't regret it. This time, I had to sell a house and I was to lucky to find Olivier and Laurent, my Dream Team. They are so nice, dependable and professional. They never hesitated to call me, to take the time for explaining things, with patience and warmth. They did an excellent job at selling the house, finding the best strategies to valorize it and never losing any opportunity to make the best deal. I am sure that the buyer totally trusted them as I did. Great, smart and friendly employees and super agency!
I had the pleasure to collaborate with Ms. Amélie Corbeau. She has been very attentive, helpful and kind from the very beginning. She gave me advice, she answered all my questions, listened to my personal concerns, and even called me after I got the keys of my new apartment just to ask whether everything went smoothly. She is a hardworking and excellent professional, who takes that extra mile for the client's satisfaction. I highly recommend collaborating with her if you are looking for your new home.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
