What to look for in Auckland

With agents in Auckland, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Auckland – what matters

Anyone appointing an estate agent or property manager in Auckland should first distinguish between property sales, letting and ongoing management. Crockers’ documented areas are rental management, commercial property management and body corporate management. Prospective clients should therefore establish which department would handle their property and exactly which tasks a proposed agreement includes.

For a rental apartment or house, responsibilities for finding tenants, communication, inspections and maintenance are useful points of comparison. Written details should clarify inspection intervals, approval of repair expenditure, reporting and cover when the assigned manager is unavailable. Ongoing fees, potential additional charges and arrangements for ending the appointment should also be clear before engagement. The supplied sources do not provide a complete schedule of prices or contractual terms.

Geographical coverage should be confirmed for the specific address. Listings in several parts of Auckland do not automatically establish that every more distant property will be accepted. One selected review, for example, reports that a property in Warkworth could not be managed because of the distance.

For bodies corporate and developers, the focus shifts to operating budgets, common areas, maintenance contracts and long-term maintenance planning. The developer services described as available at no cost are conditional on written confirmation of Crockers’ appointment as body corporate manager. This condition should be considered when comparing proposals. These points provide practical context for selecting a provider and do not replace an individual legal assessment.

I'm delighted to give my feedback for Kathy, our property agent at Crockers. Kathy made our moving process in February this year incredibly smooth. From the very start she was super organized and made sure there were no hassles at all. What I really appreciate about Kathy is how proactive she was with communication. She kept us updated on everything, explained timelines clearly, and answered all our questions without making us feel rushed. We always felt supported and well-informed. Kathy's professionalism and dedication truly made our rental experience stress-free. I can’t recommend her enough. She’s a fantastic agent and we’re so grateful for her help. Cheers Fina Dzahabiyah

My property is in Warkworth, which made it difficult for me to manage it due to the distance. However, thanks to Jane Jo's support, I was able to feel at ease. Even though she can't manage my property due to the distance, she is always willing to help for my questions. No matter what questions I had, Jane was always kind, patient, and thorough in her responses. She took the time to explain everything clearly and made sure I understood each process. What impressed me was how carefully she guided me through all the important responsibilities and requirements that I needed to be aware of as a landlord. Her professionalism, attention to detail, and genuine care for her clients truly set her apart. It is not easy to find someone who is not only highly knowledgeable but also so committed to helping others. If I purchase another property in Auckland, I would ask Jane manage it for me. Thank you

Crockers is a very professional and reliable property management company. I’ve rented through them twice and have had great experiences both times. Caleb and Robin are both responsible, responsive, and professional property managers. The service from Crockers has always been excellent, and their entire rental process is well-organised and handled professionally. I would definitely recommend them.

We had a fantastic experience working with Debbie Hills from Crockers. Debbie was an absolute delight to deal with throughout our tenancy. She is an excellent communicator, always quick to respond, proactive, and genuinely helpful. No matter what question or issue came up, she approached it with a positive, can-do attitude and always made us feel supported. Having a property manager who is responsive, organised, and easy to work with makes a huge difference, and Debbie consistently went above and beyond to make our lives as tenants easier. We always felt well informed and looked after. Thank you, Debbie, for making the whole experience so smooth and stress-free. We wouldn't hesitate to recommend you to other tenants and landlords alike.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
