Editorial context
Working with a provider in Wien – what matters
When engaging a property provider for a furnished room in a shared Vienna apartment, first clarify the company’s role: brokerage, letting or ongoing resident support. For a coliving offering such as CoLivi’s, shared spaces, equipment and household arrangements matter alongside location and room size. The number of flatmates may be as important as the commute to a university or workplace.
The term “all inclusive” should be checked against the specific offer. Prospective residents should obtain written confirmation of the costs and items included, as well as any additional payments. Relevant questions concern the deposit, utility and operating costs, cleaning and possible one-off fees. Mentioning furniture and Wi-Fi alone does not establish the full scope of included expenses.
For a stay lasting several months, minimum rental periods, move-in dates, extension options and move-out conditions also matter. Reviews describing internship stays do not confirm that a particular period is available to book.
Before moving in, a documented handover should record cleanliness, inventory and whether equipment works. This is particularly relevant to the supplied reviews, which mention both prompt assistance with technical problems and individual shortcomings in cleanliness and kitchen equipment. It is also useful to establish who handles faults and how to report them. Google reviews provide additional perspectives, but do not replace checking the specific room and rental documents.

was soll man da noch sagen: wohnen einfach gemacht! Alles was man brauchte war da.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
