What to look for in Calgary

With agents in Calgary, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Calgary – what matters

When choosing a real estate agent in Calgary, prospective clients should first establish the individual agent's experience with the relevant neighbourhood, property type and price range. Charles states that it serves both entry-level and luxury markets. It is therefore useful to discuss the assigned agent's particular focus rather than relying solely on the brokerage's overall offering.

For a purchase, search criteria, budget, viewing arrangements and support between the offer and possession should be discussed early. The supplied reviews mention attention to technical building details and help coordinating with other parties. These experiences do not replace an independent technical inspection. Buyers should ask which tasks the agent handles and when additional specialists should be involved.

For sellers, a clearly explained pricing assessment, the proposed marketing approach and agreed communication channels are important discussion points. Condominiums and new-build projects also appear in the reviews, making relevant experience and the planned process useful topics to explore.

Before engaging an agent, clients should also obtain clear explanations of fees, included services, agreement duration and responsibilities. The supplied website extracts do not provide specific terms on these points. Google reviews can offer insights into communication and support, but a selection of positive experiences does not represent every client interaction or establish suitability for a particular project. An initial conversation can help align expectations with the proposed scope of service.

We bought our first house with Spencer based on a recommendation from a family member and couldn't be happier. He helped us through the entire process start to finish, from deciding what's important to us and scheduling showings, to pointing out details on houses and negotiating with the selling realtor. We were especially impressed with how much Spencer supported us during the stressful period between offer and possession in dealing with insurance, house inspector, lawyers, mortgage lenders, and more. We love our new home but if we ever move, we'll know where to find help.

The experience my husband and I had with Charles Real Estate was nothing short of exceptional. This was our second time going through and buying a home but our first time selling. Our relator Kayla, was amazing. She not only knew the market but the amount of support she provided to us when we were going through things that were not the most normal/ideal for this experience. I can say without any doubt we would not have gotten anywhere without her and I will recommend her to anyone. She is someone that will always back her clients up, and provides so much authenticity and integrity that it makes me so lucky to be her client. Thank you again Kayla!!

Working with Caroline Pang was amazing. She is so kind, down to earth and honest. Not to mention knowledgeable! The first thing she would do when we visited a home is go downstairs and check the furnace, if there was poly b, if there could be radon. Things an excited home buyer could easily miss. I would 100% recommend Caroline, we recommended her to friends and they also purchased a new home with her. She went above and beyond, educated us and got us a great price!

We had the pleasure of working with Marianne Arquillano-Baptie while selling my sister in laws condo. Not only was she thorough and very communicative, she was simply a joy to work with. Any questions we had were answered almost immediately and we had all the information we needed to not only understand the process but get it done. Thank you so much Marianne!

My husband and I used Kayla Hagen as our realtor 7 years ago when we built our first home together. We had nothing but positive things to say about our experience back then. Fast forward to this year where Kayla once again helped us sell our condo, house and helped us build our forever home. There’s a reason we immediately reached out to Kayla to help us again, she’s so attentive, knowledgeable and you can tell that she really cares about her clients. Thank you Kayla for continuing to be a huge part of our journey!!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
