Editorial context
Working with a provider in Dublin – what matters
When choosing an estate agent in Dublin, the first step is to identify the service required: selling, letting, buyer representation or ongoing management. Casey Kennedy lists all these areas. Prospective clients should therefore ask about the precise scope of work, the person responsible and their experience with comparable properties in the relevant neighbourhood. Broad geographical coverage alone does not establish suitability for an individual property.
For a sale, useful discussion points include the reasoning behind the asking price, presentation and marketing plans, and viewing arrangements. The frequency of updates and the handling of offers should also be agreed in advance. For a free market appraisal, it is worth clarifying its purpose and limitations. An initial online estimate, an assessment following a visit and a valuation for a specific purpose should not automatically be treated as equivalent. Since the company also lists probate and Fair Deal valuations, clients should separately confirm the documents required, the valuation scope and any charges.
For lettings and property management, relevant questions include responsibility for repairs, approval of expenditure and reporting arrangements. Block or OMC management also calls for clarity on financial information, site inspections and coordination with contractors. Fees, additional expenses, contract duration and termination arrangements should be documented clearly before appointment. Google reviews can provide indications of communication and working practices, but a selection of individual experiences cannot replace assessment of the actual service proposal.

Selected reviews on Google
The supplied Google data records 4.7 out of 5 from 275 reviews. Recurring positive themes in the available selection include professional support during purchases and sales, availability, prompt replies and clear communication. Several reviewers describe assistance with delays, pricing or preparing a property for sale. A Google review embedded on the website also praises transparent management reporting and detailed financial information. Critical accounts describe unanswered enquiries, poor coordination of a viewing and lengthy waits for repairs in a rental property. Experiences of communication and response times therefore vary. This summary reflects a selection rather than the full body of reviews.
Gary Wildman at Casey Kennedy Estate Agents was the agent for my first home purchase. He was very professional, engaged and efficient throughout the process. Even when things got a little sticky or delayed (as they do with property sales), Gary remained communicative and available to both parties. His passion for and knowledge of his work was clear. And I felt he brought a certain humanity and clarity which made a difference to me as a first-time buyer. It's always easier to work with someone who really likes what they do so I would have no hesitation recommending Gary and Casey Kennedy again.
I worked with Phil Thompson and CKP in Stillorgan to sell a property in Kimmage. I found Phil and the team excellent. From the initial valuation, guidance on staging the house to the process of selling the property, all elements were handled to the highest standards. I would have no hesitation in recommending Phil and the CKP team.
Very poor communication. I have contacted them four times now about a property and have still to hear back. I have contacted the agent Dei specifically and have heard nothing. Twice by phone and twice by email. To make things worse she is constantly spamming my email with “How to find your perfect home” automated emails. Buying a home is stressful enough as is, without having to chase estate agents for answers to a very simple question (when is the next viewing and are there any offers on the property).
My family and I have dealt with Phil at Casey Kennedy on a number of occasions in the past few years. He is unfailingly pleasant and polite, responds very quickly to messages (even at the weekend or in the evening) and is very easy to work with. Moreover, he achieved an excellent price when we recently sold our family home. I can highly recommend Phil as an estate agent.
I can say that they have a very bad customer service. My experience was not pleasant. I had confirmed to attend the viewing a day before. I was at the address at 13:20 on a stormy day. Knocked building's gate and waited there for about 10 min until somebody else from the building opened it. He was kind and rang the agency. The agency said that they waited until 13:00 and left because nobody had shown up. The original invitation for viewings started from 13:15 until 13:30. Without any update if they had changed the time. The agent over the phone was counting a train of excuses instead of checking the original email and having some decency to apologize. Not necessary to mention that I also emailed them that I am on my way to the place. Very unprofessional attitude, because if you give a time period, you should at least wait there until your time window is over. I doubt if they had been the

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
