Editorial context

Working with a provider in Darlinghurst – what matters

When appointing a real estate agency in Darlinghurst, it is useful to distinguish between selling, letting and ongoing rental management. These activities involve different responsibilities and service arrangements. BresicWhitney documents sales and management at group level, while the supplied reviews for East mainly describe rental management experiences. Those accounts do not replace a detailed statement of the services included in an appointment.

Rental property owners should clarify responsibilities, availability and reporting arrangements in advance. Relevant questions include how tenant enquiries are handled, how repairs are approved and how expenditure is documented. Individual reviews also mention renovations and insurance claims. Prospective clients should therefore ask whether assistance with these matters is included in management, requires a separate instruction or attracts additional charges. It is also worth establishing who provides cover when the assigned manager is unavailable.

For a proposed sale, owners should ask about comparable properties in Darlinghurst, the planned marketing process and arrangements for inspections and, where relevant, auctions. Group-wide sales figures and portfolio numbers do not by themselves establish a particular office team's experience with a specific property.

Before deciding, prospective clients should compare written service descriptions, fees, possible additional costs and communication procedures. Google ratings can provide supplementary information, but the scope, recency and selection of the available reviews should also be considered.

After two years of working with your company, I think it's the right time to leave a review. All I can say is that I have genuinely felt cared for throughout the entire experience. I truly appreciate the professionalism and attention to detail with which you handled every aspect of my rental property. I have been with Bresic Whitney for almost 3 years now and COULD NOT COMPLAIN!! The most communicative, experienced, professional and caring property managers I’ve had the pleasure of working with/ renting under. Specifically, Amy, has been the absolute Wonder-Woman of Sydney renting could not ask for a more streamlined experience and ongoing relationship. The most respect and concern I’ve seen or heard of from an Agent. 10/10 Truly. Genuinely, get on their portfolio they’re unreal!! ❤️

Kris Sakavaras has been my property manager for approx. 10 years and whilst I am not a reviewer (at all), I thought I would make an exception to the rule. Kris has been nothing else but excellent in the management of my property (in Surry Hills) and is highly adept in every aspect in his role. When requested he has provided information promptly (gaining backdated records which in fairness, I should have recorded) and has managed issues arising with my property with superb efficiency accompanied with sound, great advice. Kris is highly recommended and a brilliant property manager.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
