Editorial context
Working with a provider in Bondi Junction – what matters
When choosing a real estate agent in Bondi Junction, owners should first distinguish between selling, finding new tenants and ongoing rental management. Bondi Realty identifies these as service areas. A useful comparison should therefore establish what the proposed appointment includes, who will handle the work and which charges may apply separately. The supplied sources do not contain a detailed fee schedule, so this should be requested directly before appointing the agency.
For a sale, owners should ask about experience with comparable apartments in the relevant suburb. Bondi Realty’s supplied listings cover several Sydney locations. However, these listings do not establish completed sales volumes or typical marketing periods. Anyone requesting the advertised free appraisal should discuss the supporting evidence, comparable properties and proposed marketing approach.
For leasing and management, useful discussion points include tenant selection, repair coordination, regular reporting and clearly assigned responsibilities. Owners living elsewhere should agree on communication arrangements and spending approvals in advance. For tenants, clear processes for maintenance requests, inspections and changes to the tenancy are relevant considerations.
Google reviews can offer insight into reported experiences of responsiveness and service. They do not replace checking the scope of an individual appointment. The supplied selection includes positive accounts and one critical case. Agreements and important communications should be documented clearly. These are general considerations rather than legal advice.

Selected reviews on Google
The supplied Google data records 4.8 out of 5 from 528 reviews. Recurring themes in the selected reviews include prompt responses, clear communication and management described as efficient. Positive accounts cover maintenance requests, investment property management and leasing. One owner also describes arranging a rental and subsequent sale while living overseas. One critical review alleges that a tenancy was terminated on the grounds of major renovations, but that the property was subsequently re-let without those works taking place. According to the reviewer, the dispute was settled with compensation before an NCAT hearing. The supplied sources contain no response from the agency to this account. This summary covers a selection rather than all reviews.
I’ve been renting with Bondi Realty for nearly two years and have had a consistently positive experience. The team is friendly and easy to deal with, which makes a real difference. They’re also very responsive when it comes to maintenance—any repair requests have been handled promptly and efficiently. Overall, it’s been a smooth and stress-free tenancy, and I’d happily recommend them.
Extremely poor experience dealing with this agency. We were issued a 90-day termination notice to vacate our home under the claim that major renovations were taking place. We disrupted our lives and moved out as requested, only to discover the property was immediately re-let to new tenants shortly after without major renovations occurring, just so they can rise the price of the rented property. When challenged at the NSW Civil and Administrative Tribunal (NCAT) regarding the non-genuine eviction notice, the matter was settled with compensation paid to us prior to the hearing. I strongly advise prospective tenants to document all communications and know their legal rights when dealing with this office."
Professional and efficient management with good attention to detail and fast response time. I have been using Bondi Realty to manage my investment property for years - my tenants are happy and I am happy. Samantha, Tracey and the team are easy to work with and very helpful.
I can’t recommend Martha and the team at Bondi Realty highly enough! From start to finish, they made leasing out my unit in Randwick an absolute breeze. Martha’s local knowledge and market insight were spot on—she priced the property perfectly and had quality tenants secured in no time.
I rented out and later sold my apartment through Martha and the team at Bondi Realty—all while living overseas—and it couldn’t have been more straightforward. From day one, everything was handled properly. No noise, no gaps, no need for me to chase anything. Just clear communication, sharp attention to detail, and the sense that everything was under control without me needing to be involved in the day-to-day. Martha was exceptional throughout. Always contactable, always on top of things, and someone I trusted completely to just get it done. When you’re on the other side of the world, that level of reliability isn’t just helpful—it’s essential. This wasn’t a typical agent experience. It was efficient, considered, and genuinely stress-free. I wouldn’t hesitate to recommend them.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
