What to look for in Barcelona

With agents in Barcelona, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Barcelona – what matters

When appointing an estate agent in Barcelona, the first step is to clarify the provider’s role in the specific assignment. Bcn Living lists sales and lettings for owners as well as property personal shopper and relocation services. Prospective clients should therefore establish whether the assignment concerns a particular property, an individual property search or support with a move. It is equally important to identify who is commissioning the service and what the agreed fee covers.

For the fixed-fee sales model advertised on the website, the scope of work, payment schedule and any additional charges should be clarified in writing. For rental instructions, owners should ask how the advertised creditworthiness and payment-default checks are carried out and what support is included after the contract is signed.

Prospective tenants should clarify reservation payment conditions, possible refunds and when they can review the rental contract before paying. This is particularly relevant here because one supplied review criticises this process. That account does not, however, establish how all transactions are handled.

For relocation assignments, clients should agree on the required communication language and the specific steps covered up to moving in. For valuations, asset management, architecture or permit management, deliverables, responsibilities and separate fees should be specified. Listing a service does not in itself establish its scope. These points provide general guidance rather than individual legal advice.

Selected reviews on Google

The supplied Google data shows 4.6 out of 5 stars from 530 reviews. Recurring themes in the provided selection include friendly, professional support, responsiveness and clear communication. Several reviewers describe assistance with finding accommodation, understanding contract options or completing the process through to receiving the keys. English-speaking customers report efforts to overcome language barriers. One critical review, however, describes a reservation payment process considered insufficiently transparent, with payment requested before access to the contract and a reported risk of losing the money if the terms are rejected. These are individual accounts from a selection, not a comprehensive analysis of all reviews.

The team was very nice, adaptable and professional. As a non Spanish speaker the team always tried to find a way to have transparente and fluide communication ! The administration, process, check in are very smooth and SECURE. I recommend BCN LIVING 100%.

As a UK expat moving to Barcelona, the team were very helpful, kind, and accommodating, even helping to speak English and understand the Barcelona accommodation market. They were great all the way through booking the initial visit, through to understanding the contract options, into signing and getting the keys. Really friendly and helpful. And I must highlight and shoutout Francisco who managed my apartment specifically. Francisco really made me feel welcome, confident about my choices and stay, really went the extra mile, helped me to understand everything I wanted to know as well as just being super friendly. Overall, great service all round!

The application process feels very sketchy. After viewing the apartment, you’re required to place a reservation by paying the equivalent of one month’s rent, without any guarantee that you’ll actually be selected. You only get to see the contract after the landlord chooses you—never before making the payment. If you get selected but disagree with the contract terms, you lose the money. Overall, there’s a serious lack of transparency and professionalism. A bad experience, and I do not recommend it.

I had an exceptional experience working with Eduard. From the very first interaction, Eduard was professional, knowledgeable, and genuinely committed to helping me find the perfect property for me. He took the time to listen to my needs and preferences, ensuring that every option he showed me was a great fit. What stood out most was his dedication, he was always available to answer questions, provided valuable insights about the local market, and guided me through every step of the process. Thanks to Eduard, I felt confident in my decision and was able to find a property that exceeded my expectations. I highly recommend Eduard for anyone looking for a seamless and stress-free real estate experience!

Eduard is very professional agent. Was in touch with us all the time even though there were some difficulties which didn’t depend on any of us. Highly recommend to cooperate with

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
