Editorial context
Working with a provider in Cork – what matters
When choosing an estate agent in Cork, owners should first check whether the agency’s specialism matches their property. Auctioneera identifies residential sales as its focus. For a house or apartment, useful questions include how the valuation is supported, which comparable properties are used and how the proposed asking price fits the marketing strategy. A free estate agent valuation should not be treated as an independent technical assessment of the building.
With a fixed-fee model, it is worth checking the scope of service in writing. Confirm the current fee including VAT, the conditions under which it becomes payable and any separate costs. A “No Sale, No Fee” statement should be read alongside the actual agency terms. For the services listed here, relevant comparison points also include the quality of photographs and floor plans, advertising on property portals, viewing arrangements and feedback after viewings.
Sellers and prospective buyers should establish who their contact will be and how frequently progress updates will be provided. Digital bidding processes make clear procedures and communication about outstanding steps particularly important. Where images have been edited or virtually staged, ask which representations show the property’s actual condition.
Finally, estate agency work, technical inspections and legal conveyancing should be considered separately. When comparing conveyancing quotations, check the included work and additional outlays. These points provide general guidance rather than individual legal advice.

Selected reviews on Google
The supplied Google data records 4.8 out of 5 from 244 reviews. In the provided selection, several reviewers praise regular communication, supportive assistance and what they describe as professional service. Laura and Fiona receive positive mentions by name. One account also highlights advice on preparing a property for sale and arrangements for viewings and access to an unoccupied house. Individual critical accounts concern perceived shortcomings in the transparency of an online bidding platform and assistance during a stalled purchase. One reviewer also objects to what they consider late disclosure of an earlier failed sale involving the same vendor. Another review criticises allegedly misleading AI-generated listing images. These comments reflect personal experiences and allegations from a selection of reviews; they are neither independently verified findings nor a comprehensive assessment of all feedback.
Had a great experience with Laura and the team at Auctioneera . They were extremely supportive friendly and excellent communicators throughout the sale of our home . Laura was always at the end of the phone amd kept us fully up to date throughout We highly recommend Laura and all at auctioneera for their work ethic and professionalism . Regards John & Sarah
Auctioneera did a fantastic job by advising what was necessary to get the house ready for sale. Laura was absolutely brilliant and gave us names of tradespeople etc. They arranged viewings and access to the house as it was unoccupied. A very quick sale and we were really delighted it went so well. Would highly recommend Auctioneera, a very professional and personal experience.
I started the purchase process in September 2025 through Auctioneera’s online bidding platform, which offered very little transparency throughout the process. I proceeded in good faith, paying for a valuation and engineer’s survey, and had my loan offer issued to my solicitor. However, from February 2026 onwards, the vendor completely stopped responding to any communication. Despite this, Auctioneera did very little to assist in obtaining a response, take accountability for the situation, or offer any compensation for the significant costs I incurred during the process. The most frustrating part came during the deposit refund process, when Auctioneera informed me that the same vendor had pulled out at the final stage of a sale two years earlier. If this was known, why was this history not disclosed from the outset? This information would have been highly relevant to potential buyers in
They use extremely misleading AI images for their listings which makes me lose trust in them. The point of staging a home is to show, realistically, how furniture and decor fit in a home. AI cannot be accurate about size, orientation etc. Especially so for gardens. If they can't be bothered to properly photograph or stage the property, why would I trust them with the rest of the process?
We had an excellent experience working with Fiona from Auctioneera Cork for the house sale. We found Fiona & the Auctioneera Support Team to be very professional, supportive & their communication was very regular. They were also very knowledgeable of the current market. Fiona & colleagues were always very positive which made the process a lot less stressful. We are very grateful for their help in selling the property. We would highly recommend them to anyone who is considering selling their property. Thank you Fiona & the rest of the Support Team.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
