The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

Editorial context

Working with a provider in Prestwich – what matters

When choosing an estate agent in Prestwich, first establish whether you need help with a sale, a letting or ongoing property management. Aubrey Lee lists all three activities and refers to commercial as well as residential property. It is therefore useful to obtain a written scope of services for the particular property rather than assume that the general service list describes a specific package.

Owners planning a sale should ask how the suggested asking price is established, which comparable properties support it and how marketing will be organised. The advertised instant online valuation can provide an initial indication; owners should clarify how a more detailed assessment takes account of the property's condition and individual features. Arrangements for viewings, the communication of offers and updates throughout the sale also deserve attention.

For lettings and management, landlords should establish which tasks are included, who their contact will be and how repairs and routine reporting are handled. Fees, additional charges, contract duration and termination terms should be clear before an instruction is agreed.

The selected reviews make communication a relevant point to discuss: several describe helpful support, while one reports missing status updates. Agreeing responsibilities and communication arrangements can help align expectations. The stated Ombudsman membership and associated complaints procedure are also worth discussing. For enquiries involving Blackley or Crumpsall, clarify which independently owned branch would be the contracting party.

Selected reviews on Google

The supplied Google data shows 4.8 out of 5 from 648 reviews. Recurring themes in the selection include personal support, helpful guidance and friendly service. Several positive reviews describe good communication during a sale, the organisation of viewings and coordination within a property chain. One critical review instead reports repeated unsuccessful attempts to obtain an update after a viewing and a lack of clarity about an offer. The reviewer also attributes a missed opportunity on another property to waiting for a response. This summary reflects only the supplied selection, not the full body of reviews.

We are really happy with the excellent service we received. Communication was great throughout and Laurence and his team were very supportive and helpful. They organised many viewings of genuinely interested buyers and we received 4 offers. They helped us to navigate this journey and the sale of our family home was completed today without any delays. We went to Aubrey Lee because this was the level of service we were hoping for and it is exactly what we got. Thank you. Much appreciated.

My experience with Aubrey Lee was exceptional due to the fact I met 2 fabulous people in Frankie and Mollie, they were outstanding in everything they did to help me, so patient, so kind so professional, they are a credit to this business. A first class experience in every respect, I so appreciate you both. Thank You . I’m now in a lovely home all thanks to you. Respectfully Paul Hardman.🏡🙏

We had a very disappointing experience with Aubrey Lee. We viewed a property we really liked and were genuinely interested in moving forward with it. However, after the viewing, communication from the company was extremely poor. Despite calling several times over a long period, we never received any clear update regarding our offer or the status of the property. We understand that offers can be successful or unsuccessful, but clients deserve honest and timely communication either way. Because we were waiting for an answer from Aubrey Lee, we ended up losing another property opportunity with a different company. We chose to wait because we preferred the property advertised by Aubrey Lee, but unfortunately we were left without any proper response or clarity. A simple update would have made a huge difference. Better communication and transparency with clients is definitely needed.

Laurence and Eleanor are a dream team! They were there from the beginning to the end of the process to reassure, help and guide. Laurence came to our property fully prepared for the valuation and from then guided us throughout the viewings and initial sale process. Eleanor kept the sale chain updated and moving, smoothing everything over. Toli and the whole team were there especially when it mattered most.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
