Editorial context
Working with a provider in Thessaloniki – what matters
Before appointing an estate agent in Thessaloniki, clients should define the property type, location, budget and purpose of the engagement. With a provider such as Arcus, which handles residential properties, commercial premises and land, it is particularly useful to establish which office and contact person will manage the specific search or sale. Experience with comparable properties in the relevant neighbourhood is also worth discussing.
Before work begins, request a written breakdown of services, commission, included or additional taxes, payment dates and invoicing arrangements. Clarify what support continues after the transaction and who remains responsible if difficulties arise between tenants and owners. For property management, discuss responsibilities, accounting, the handling of advance payments and refunds, and contact availability separately. Short-term and long-term rentals can involve different operational requirements.
Arcus’s broad service offering also makes it important to distinguish brokerage from additional specialist services. Prospective clients should ask which tasks the company performs itself, which partners are involved and what extra charges apply. For AI-assisted valuations, useful questions concern the underlying data, comparable properties and whether an inspection is included.
For auction properties, financing, renovations or Golden Visa investments, establish the process, documentation and responsibilities in advance. Information about incentive or residence programmes should be checked professionally for currency and applicability to the individual case. These points provide general guidance rather than individual legal or tax advice.

Selected reviews on Google
The supplied Google data show a rating of 4.7 out of 5 from 160 reviews. In the provided selection, several reviewers praise professionalism and cooperation; one highlights personal attention and assistance. The critical comments concern separate individual experiences. One reviewer describes an initially friendly relationship but limited support during a dispute with the property owner. The reviewer also alleges that an additional amount of approximately 24 to 25 percent was requested for issuing a receipt. Another reports still awaiting repayment of an advance payment three months after leaving the apartment. The circumstances behind these allegations cannot be established from the excerpts. This selection does not represent all reviews.
At first they were friendly and easy to work with, but when it comes to the problem between me and house-owner, they were merely cooperative. I also didn't like the fact that they asked me 25% extra brokerage fee if I'd like to have receipt...which was purely unprofessional. P.S. Wow I didn't expect that kind of reaction, as I WAS a one of your clients at September 2020, and it is true that female worker who was in charge told me clearly , in the office of yours that you mentioned, that I need to pay 25% (24%? I don't remenber exat figure though) if they issue receipt ...Daniel is not my real name as I'm far too careful person to put my real name on my Google account...I know that reputation matters a lot in your business, but I find it really rude that you behave like nothing happened and it is purely my mistake.
Dear Elena Pavlidi, On behalf of my family, I would like to thank you for honoring us with your professionalism and for the attention and help you have shown us.
