What to look for in Barcelona

With agents in Barcelona, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Barcelona – what matters

When choosing an estate agent in Barcelona, prospective clients should first establish whether its listings match their preferred location, budget and intended use. The supplied sources document sales and rental listings for aProperties, together with a focus on the luxury segment. That positioning does not replace an assessment of each property. Its condition, features, running costs and actual availability should be clearly documented before a decision is made.

Because the website lists surrounding areas as well as Barcelona itself, it is useful to define the geographical scope of a search. Anyone comparing the city with Maresme or Baix Llobregat should set out their requirements for travel, local infrastructure and surroundings. Sellers should discuss the proposed scope of service, marketing arrangements and communication during the sale before instructing an agent.

For rental enquiries, the intended contract duration, required documents and all proposed payments should be clarified early. The review selection includes positive accounts of support and responsiveness alongside one critical account concerning payment pressure, property issues and deposit handling. This does not establish how every instruction will be handled. Written agreements, a documented handover and clearly assigned responsibility for questions and later billing are practical safeguards.

Fees, the language of communication and the designated contact should also be confirmed before proceeding. The supplied sources do not provide complete terms on these points. This is general guidance, not legal advice.

Selected reviews on Google

The supplied Google data shows a rating of 4.2 out of 5 from 801 reviews. In the available selection, several reviewers praise communication, responsiveness and personal support from individual staff members. Positive accounts cover assistance with a sale, finding accommodation and preparing documents for landlords. One review also highlights what the reviewer perceived as transparent fee handling. The critical review included in the selection reports pressure to sign and make an initial payment, insufficient responses to property issues, and disputes over a deposit and a subsequent gas bill. It also criticises the manner of communication. These are selected individual accounts, not a comprehensive analysis of all reviews.

We had a horrible experience with Aproperties. This started from the beginning when they put undue pressure on us to quickly sign the documents and send over the first payment. They were unresponsive about the issues we found at the house and finally at the time of returning the deposit, they came up with excuses to not give us our money back. We are international students and we felt that we were being taken advantage of. Finally, after fighting for months, we got our money back. Then a few months later they came back and told us that there is an unpaid gas bill, which is a significant amount and way too much for a house of our side. They threatened legal action and so we ultimately paid it. Stay away from this company if you can. They take advantage of you and try to get as much money from you as possible. Interactions with them were also rude and we really felt that they way discrimi

We are very happy with the services we got from Emma Marquez. She helped us in selling our property. She dealt with the whole transaction very professionally and it is always a pleasue working with her. She is very punctual and totally reliable. She comes highly recommended.

I am so incredibly grateful for this agency. I was skeptical at first because I had been burned by spanish agencies and read a few reviews here that put me off. I have now been with them for other 6 months, not only did they help me find a short term apartment on short notice but they are extremely responsive to issues I have faced outside of their control and at no fault of their own. I highly recommend working with them here in Spain.

We are currently working with Sonia Moller from Aproperties, and she is an absolutely wonderful agent and a very pleasant person. My husband and I found ourselves in the middle of a very stressful search for an apartment to live in Barcelona, having just moved in, and Sonia turned out to be the person who offered us a great accommodation option and helped us in every possible way with providing the necessary documents for the landlord. This helped a lot, especially in a situation of increased stress and the general pressure of an overheated housing market. We don't know the outcome yet, but we want to say a huge human thank you to Sonia for her help and advise you to contact her. The agency also has many interesting options for accommodation.

We honestly couldn’t be happier or more grateful for having found aProperties during what had been a very challenging search for a long-term flat. From the very first interaction, the experience felt completely different—in the best possible way. Mireia was outstanding: efficient, professional, and absolutely flawless in her communication and follow-up. She guided us clearly through every single step of the process, always available, transparent, and reassuring. We felt genuinely supported the whole way through. What truly sets aProperties apart is their 100% reliability and integrity. No random or illegal agency fees, no attempts to sneak in “service charges,” no taking advantage of tenants who may not fully know the housing law. After dealing with one too many unprofessional agencies, we honestly found ourselves thinking: “Is it really this easy? Is this actually real?” And yes—it wa

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
