What to look for in Calgary

With agents in Calgary, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Calgary – what matters

When choosing a real estate agent in Calgary, first establish whether their experience matches the intended transaction. Selling a condominium, buying a first home and acquiring an investment property involve different considerations. The supplied reviews describe experiences in these areas. They offer starting points for an initial discussion, but do not verify the provider’s current service package.

For sellers, an important question is how the proposed listing price is supported. Ask about comparable sales, competing listings in the relevant market segment and the approach if buyer interest is limited. Since one review mentions staging, video, cleaning and contractor coordination, clarify in writing which services are available, what they cost and who engages outside suppliers. A reviewer’s statement that staging was included in the commission does not establish a general entitlement.

Buyers should discuss how search criteria are refined, viewings are arranged and information is presented to support decisions. For investment properties, the assumptions used for income, ongoing expenses and risks also deserve attention. Owners living outside Calgary should establish responsibilities for property access, preparation and remote coordination.

Before engaging an agent, clarify the main contact, backup arrangements, fees and communication methods. Current professional licensing can also be checked with the relevant authority. Google reviews can supplement these checks, but do not necessarily represent the full range of customer experiences.

We wanted to sell it our house but didn't know if it was the right time or what to expect... We were expertly and competently led through ALL the stuff - market conditions, recent sales, options to consider, strategies for selling. And we weren't disappointed! Julie helped us decide, list, and find the right buyer. Meanwhile, her communication was amazing which gave us confidence and an understanding of where we were in every step of the process (leading to the best outcomes)!

I was recommended Tracy Gibbs by a friend to sell my condo. Not only I was not disapppointed, I was also very impressed! I sold at a time when the market for condo was soft and more a buyers' market. In addition, I live in a different province so not there to meet her and do anything. Tracy picked the perfect time to sale and recommended the right price to list which allowed me to sell my unit in a few days. Tracy was efficient, giving me options while not being pushy. She coordinated the superb staging (included in the commission), the amazing promo video, the cleaning, checking the place regularly for insurance purposes, she recommended an excellent lawyer to docusign documents. She picked up keys where needed, coordinated various contractors to prepare the place before the sale. I strongly recommend Tracy for local clients but also for people interested to list (or buy) a property wh

I have worked with Gareth for more than 4 years now, and it has been a pleasure working with him. He helped me with 4 investment properties and now most recently the most important place in my life - my home! So why do I keep coming back to him. First and foremost, he is very thorough! Before we discuss any thing, he gathers all the data, analyses it and when he comes back, he shares the results to help me understand the market where we are looking at. Secondly, he does not impose his ideas but listens to my views and we come to a mutually agreed path to move forward. Thirdly, he keeps a thorough record of all the activity and the comments and shares with me in detail on a regular basis. Fourthly, whenever a course change is needed he provides the full details and background for the suggestion. And most importantly he has an excellent team to support him, specially Stacey, who is on top

As first time home buyers, we initially felt a bit overwhelmed with the process of buying a home. A friend had referred us to Julie Clark and had nothing but great things to say about their experience working with her. With that, we decided to take a chance and meet Julie for an introduction coffee. Any initial nerves we had at the start instantly went away once we first spoke with Julie. She quickly showed how genuine, kind, and supportive she is. During our search for our first home, we had many ideas of what that could look like. Julie helped us start by viewing properties that were quite different so we could figure out things we liked and things we didn't. She helped us narrow down our search with thoughtful questions, helpful guidance, and great information until we found our dream home. Throughout the whole process, Julie made it incredibly easy for us. She made every step for us

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
