Editorial context

Working with a provider in Chicago – what matters

Anyone seeking support with a property investment in Chicago should first distinguish between a buyer investing on its own account, a broker and an ongoing property manager. Proinvest Realty’s documented activities particularly concern brokerage, residential management and HOA services. Prospective clients should therefore establish which role the company would take for their property and which responsibilities the agreed service scope would include.

For multifamily buildings, condominiums and townhouses, leasing, tenant screening and rent collection deserve particular attention. Useful questions concern advertising channels, screening procedures, payment schedules and clearly documented owner statements. A free rental estimate can provide an initial reference point, but it is not a commitment to a particular rent or investment return.

For the advertised inspections and in-house maintenance service, owners should establish inspection frequency, documentation standards, responsibilities and repair approval thresholds in advance. Handling urgent damage, providing invoices and coordinating outside contractors also matter. For homeowners associations, additional considerations include organizing larger construction projects, obtaining bids and communicating with the relevant association representatives.

The supplied reviews also provide reasons to ask about designated contacts, staff cover and escalation procedures. Individual accounts do not replace independent checks, and this selection does not necessarily reflect all client relationships. Before appointing a provider, prospective clients should review the service description, fees and reporting arrangements together. These points offer general context and do not constitute legal advice.

Selected reviews on Google

The supplied Google data shows 3.9 out of 5 stars from 283 reviews. The available selection consists of five one-star reviews and should not be treated as representative of all ratings. Recurring concerns include unanswered messages, unclear responsibilities and maintenance described by reviewers as delayed or inadequate. Several accounts also raise issues with payments, refunds or insufficiently explained fees and repair charges. Reviews involving homeowners associations mention stalled construction projects and inadequate snow removal. One reviewer positively describes an earlier manager, who subsequently left, as responsive and proactive; no recurring positive theme can be established from this selection. These are reviewers’ reported experiences, not independently verified findings.

I first hired this company to manage a single rental unit, which I since moved back into myself. About a year into that rental property management relationship, our small 4-unit HOA brought them on for full management — mainly to help navigate one difficult relationship within the association, which has since been resolved. Shortly after, that company was acquired by ProInvest. For a while, service was excellent under one property manager, Dennis, who was responsive and proactive — under him we made real progress on a tuckpointing/roofing project, including securing multiple contractor bids. After he left the company, that project stalled completely. This summer (3 years later and a leaky roof overdue), we're sourcing contractors, collecting bids, and managing the entire capital project ourselves — our current property manager has contributed essentially nothing to it. If i could give 0 stars i would. This company became the property manager for my rental unit after acquiring the business from my previous property manager. They don't reply to emails, dont answer phone calls, they are consistently late with remitting my monthly rent payments, and they charge for repairs without sending receipts or any information about the issues no matter how much you ask because they dont respond. My property manager quit without notifying me and i have no idea who my new property manager is and in the event someone actually answers the phone they tell me they dont know who can send me my money. This is the worst company ive ever dealt with and they'll likely be hearing from my lawyer. Avoid at all costs

"Brittany" the head of maintenance should find another job since customer service seems to be challenging for her. Don't call us again with a rude and disrespectful tone yelling at us to try and explain away your failures and inability to do what has been asked while also being unable to listen to anything we are saying. Simple and calm communication is not that hard. Do better. Edit: Having random fees added when "maintenance" ignores requests. I've been attempting to have this company clean the trash from previous tenants for weeks now.

In my 15 years of renting I’m not sure I’ve dealt with a more incompetent group of individuals. Day one they told me my keys would be ready at the unit and they weren’t, they were left at the office.. two years later I’m dealing with a black mold issue, going on the second month of back and fourth with no resolve. Stay far and clear from any building with this company’s name on it.

Proinvest is the property manager for my condominium in Lakeview East in Chicago, IL. Our representative Alanna has been completely unresponsive on emails and calls regarding a refund for a flooding incident that occurred nearly 6 months ago. Our building has also not received proper snow removal following several weather events this past season, and in general seems like a very low priority for the manager. I would suggest that any smaller sized association looking for a property manager does NOT use Proinvest as they have been no help to us.
