I had a very disappointing experience with LIV Residential regarding communication and responsibility handling. After handing over my apartment, I left several personal belongings in the property under a clear written agreement that they would either be offered to the next tenant or I would be contacted to collect them. This handover document with item list and prices was left inside the apartment on the kitchen table. However, despite multiple follow-ups over several months, I was never properly informed when a new tenant moved in, and I was not contacted regarding my belongings. What concerns me most is the lack of coordination during the transition from the previous property manager (Hoen) to LIV Residential. As a result, important communication was lost and I was left without any update. These items were clearly not intended to be given away for free, as there was a written list
Rating: 1 star (would give 0 if possible) I've been sharing flats for over 14 years in different countries around the world, and this is, WITHOUT A DOUBT, the WORST property management I have EVER had. By a massive margin. To contact them, you have to speak to a thousand different people because everything is always in 'another department'. They take over TWO WEEKS to reply to urgent emails. But oh, they're very quick to threaten you with fees if you don't pay on time — absurd, bullying, arrogant emails. The worst part? I have NEVER, and I mean NEVER, missed a single payment in 3 years. But one month I accidentally paid twice. What did they do? THEY TOOK OVER TWO MONTHS TO GIVE ME MY MONEY BACK. Meanwhile, I had to keep paying my monthly rent just to avoid their threatening emails. I called 6 different departments, sent countless emails, and they kept swearing the money had been retur
Very disappointing experience. During the viewing, the agent never informed us that the application and all required documents had to be submitted through the online portal. We were left believing that sending the documents by email was sufficient. By the time we found out about the correct procedure, the property had already been rented. This lack of communication meant we lost the opportunity to have our application considered. A simple explanation during the viewing could have prevented this situation!!!
EXTREMELY rude/unresponsive customer service. Repair requests are a complete nightmare. LIV Residential takes advantage of expat renters (likely all of their tenants in Amsterdam) because they are well aware that the severity of the housing crisis makes it nearly impossible to move. If you don't speak Dutch, or likely even if you do, good luck speaking on the phone with anyone professional, helpful, or kind. Their AI-generated automatic emails are helpful in theory, but in reality ineffective and highly frustrating to use.
I had a fantastic experience with LIV Residential! After applying for a few rental apartments, I quickly received a viewing invitation for Saturday. The following Monday, I called to confirm if all my documents were in order, and within an hour, a representative reached out to confirm everything was complete. I mentioned my preference for a specific apartment, and to my surprise, they generously offered me the same one within an hour!
