Editorial context

Working with a provider in Chicago – what matters

Anyone seeking support for a Chicago rental investment should first distinguish an investor acting as a buyer or capital partner from a property manager providing services. For Landmark Property Management, the sources primarily document management and leasing services. Before engaging the company, owners should establish which tasks it will handle for their particular property and which decisions remain with them.

For the advertised market and rental analysis, it is worth asking which comparable properties and assumptions inform the estimate. Expected rental income alone is insufficient to assess an investment: management fees, vacancy, routine maintenance and potential major repairs also belong in the calculation. The supplied texts do not provide specific fee rates.

Tenant selection is another consideration. Landmark describes credit checks, employment verification and contact with previous landlords, among other checks. Prospective clients should ask how screening criteria are documented and applied in accordance with applicable requirements. This does not replace case-specific legal advice.

For ongoing management, relevant questions include repair authorization, availability for urgent problems, reporting frequency and access to supporting documents. The stated owner portal and contractor coordination provide concrete topics for discussion. Remote owners should also agree on reporting scope and points of contact. Finally, coverage should be confirmed for the exact property address: the website lists suburban locations, whereas one selected review mentions a lack of suburban service at the time of that reviewer’s experience.

Questions & answers

Is Landmark Property Management an investor itself or a manager serving investors?

The website presents the company as a property manager and service provider for rental owners and investors. It refers to residential, multifamily and commercial properties, among others. The supplied texts do not describe a separate acquisition or equity investment offering. For such an inquiry, contact the company directly through its contact form.

Does Landmark manage properties outside Chicago?

In addition to Chicago, the website lists locations including Frankfort, Bolingbrook, New Lenox, Joliet, Tinley Park, Orland Park, Plainfield, Homer Glen and Naperville. One selected review instead reports a lack of suburban coverage at the time of that reviewer’s experience. Coverage for a specific property address should be confirmed through the contact form.

What checks are included in tenant screening?

The website lists credit checks, debt-to-income ratios, criminal history checks, employment verification, eviction history checks and calls to previous landlords. Landmark states that it considers the overall application rather than relying solely on a credit score.

How are repairs coordinated and documented for owners?

Residents can submit maintenance requests through an online portal. Landmark describes coordinating between tenants, owners and service providers. According to the website, vendor bills and receipts are sent monthly with owner statements and are also available through the owner portal. Move-in and move-out inspections are also listed.

How much are the management fees?

The supplied website texts do not give specific fee rates. One review mentions fees above some other quotes received but provides no amounts. A property-specific quote and details of the included services should be requested directly through the contact form.

I had a great experience renting through Landmark Property Management. The team was responsive, professional, and flexible throughout the leasing and move-in process, making everything straightforward and easy. Overall, Landmark was easy to work with, communicated well, and made the process smooth. I'd recommend them to anyone looking for a professionally managed rental.

Have been living in a property owned by Landmark for 4+ years now, nothing but great things to say about my time spent here. Great space, in a great neighborhood/very safe, newly renovated, checks all the boxes. Extremely supportive management team. Great responsiveness for maintenance related issues and professional/timely communication regardless of situation. Would recommend to any in Chicago!

We went through the on-boarding process with Eriel. She was very responsive, knowledgeable, and thorough about the process of putting a condo on the rental market in Chicago. The process was also transparent from the beginning and there were no surprises about what Landmark Property Management expected. I would definitely work with Eriel again in the future and recommend her services if you are considering putting a condo up for rent.

I’ve had an excellent experience with Landmark Property Management, starting with onboarding and continuing with the team at large. Eriel made the onboarding process smooth, clear, and well organized, which immediately built trust. I now have two properties under their management and have been consistently impressed by their attention to detail, communication, and overall service. While their fees are slightly higher than some other quotes I received, the quality of service more than justifies the cost. My only complaint is that they don’t yet operate in the suburbs, otherwise I would gladly hand over additional properties as well. If you’re in the Chicago area and looking for a property management company that is thorough, responsive, and reliable, I highly recommend Landmark.

Mike and the team at Landmark Property Management have been great to work with. Communication is always clear, timely, and professional, and I’ve really appreciated how responsive and supportive Mike has been throughout. He goes out of his way to help and makes the process smooth and straightforward. It’s clear he genuinely cares about the people he works with. I’m grateful for the partnership and would definitely recommend Landmark Property Management to others.
