My advice: read every document carefully before signing and make sure that every verbal promise is explicitly recorded in writing. And overall, proceed with caution.

Problems in the façade and wood decking of a new residence in Luxembourg. The residence has less than 5 years and the Immobel does not address the issues under the 10 years warranty and simply ignore the emails from the clients. Not recommended. Given Immobel has not corrected the defects, the syndic had to file a lawsuit in court. An independent expert was appointed which confirmed all the defect and identified several others. I don't recommend buying real estate from this company.

Wish I had read the reviews before dealing with this blowhard company. They got my single, inexperienced mother to sign a contract within 2 hours of meeting with missing crucial information on the property and details still being "in discussion" with the agent’s boss. We emailed the agent to cancel the contract as soon as we realised it, as it was clear we could not trust him and as was our right, but were met with baffling excuses such as "confusion due to having an angina on that day", and he still failed to provide clear answers. Rather than canceling the contract, he kept dodging our questions and insisted on meeting in person to "talk it out", despite us already clarifying over the phone that we wanted no further involvement. It took a notary to confirm our legal right to finally push for the cancellation, but he never bothered to send us any direct confirmation. Instead, he showe

Great buying experience with Arnaud Staples from Immobel to buy a flat in the Ilot saint roch in Nivelles. After a first introduction of the company and explaining my expectations, the 3 proposed flats were all matching what I expected . I'm now looking for the coming delivery , hoping for it to follow the same level of service ! The next steps, more practical, were more difficult. The flat delivered had electricity issues breaking most devices after a few days. 2 levels of sub-contractors allowed everyone to reject the responsibility to others. And the only suggested solution is to replace the whole devices, instead of analysing and fixing the parts that have been damaged. This increase the overall carbon footprint, not considering at all the extension of devices life cycle or end of life organisation. I am also surprised to see a company putting the "health and wellbeing occupant" as

The Geberit beach volleyball tour held in Brussels with your brand as one of the principal sponsor, at the Munt and Buurs Plein, turned out to be a real disappointment. The organizers showed an alarming lack of respect for the surrounding residents and businesses, spoiling what should have been a peaceful moment. On Friday, Saturday and Sunday, techno music with the loudest commentator was playing at full volume for a total of 36 hours, in defiance of the noise pollution standards applicable to this type of gathering. What's more, the commentator's incessant shouting into the microphone added to the distress. While I understand the joy of organizing an event, the lack of consideration for the well-being of residents was deeply disappointing. I hope you as one of the sponsors will take these complaints seriously and ensure better planning and compliance with noise regulations in future.
