Profile summary

Evernest Property Management Illinois at a glance

Evernest Property Management Illinois is listed in Chicago in the supplied directory information. The website excerpts primarily document the transfer of business divisions previously operated by 33 Realty: in 2025, Evernest acquired its property management, leasing, and maintenance divisions. These operations now continue under the Evernest name. The transition page explicitly addresses tenants, rental property owners, and existing property management clients of 33 Realty.

For real estate investors, the documented services therefore relate primarily to ongoing property management and leasing. These operations should be distinguished from 33 Realty’s former investment brokerage. That business remained independently owned and now operates as BAUVISTA. Its listed activities, including investment sales and land and development transactions, are consequently not documented as Evernest services.

The supplied Google data show a rating of 4.1 out of 5 from 815 reviews. The website excerpts provide no further details about management fees, contract terms, team size, or precise geographic coverage. The year 2025 refers to the acquisition of the divisions, not to a documented founding date for Evernest.

Editorial context

Working with a provider in Chicago – what matters

Real estate investors in Chicago should first distinguish between acquisition brokerage, investment advisory services, and ongoing property management when selecting a provider. For Evernest, the supplied sources document management, leasing, and maintenance. According to the website text, the investment brokerage continuing separately as BAUVISTA was not part of the acquired divisions. An inquiry should therefore specify whether assistance is needed with purchasing a property or operating an existing holding.

For a management engagement, the scope of services should be clearly defined in writing. Relevant questions include the property types and neighborhoods covered, designated contacts, communication with tenants, and reporting to owners. Prospective clients should also establish what leasing services include and how handovers, renewals, and vacancies are handled. The supplied sources do not describe these procedures in detail.

For maintenance, useful comparison points include reporting channels, responsibility for urgent damage, spending approval thresholds, and documentation of completed work. Base fees, possible additional charges, contract duration, and termination conditions should also be clarified before an appointment.

The selected reviews suggest questions about responsiveness, handling of property damage, and fee transparency. They do not replace a review of the actual contract or an assessment of the individual property. Since several former business divisions now operate under a different name, clients should also confirm which legal entity will be their contracting party and which team will actually manage the property.

Selected reviews on Google

The supplied Google data show a rating of 4.1 out of 5 from 815 reviews. In the provided selection, several reviewers praise individual staff members for friendly, helpful, and timely communication and assistance with tenancy matters. One review also highlights prompt maintenance responses and cleaning. Critical feedback covers different issues: one reviewer objects to rent increases without corresponding property improvements and additional fees, while welcoming the return of fee-free ACH payments. Another reports what the tenant considered delayed action on moisture and mold problems, along with other building defects. These accounts reflect individual experiences; the selection does not represent all reviews or managed properties.

My family and I have been tenants here for over a year, and we recently renewed our lease because we truly enjoy living in this community. One thing that stands out is the excellent communication from management. Whenever we have questions or concerns, they are addressed promptly and professionally. As a teacher, the summer months can be financially challenging since we do not receive regular paychecks while school is out. During this time, the management team has shown understanding and compassion, and we are incredibly grateful for their support. A special thank you to Jessery, who has been our biggest supporter and helper throughout this process. His kindness, professionalism, and willingness to assist have made a difficult time much less stressful for our family. Employees like him make a huge difference and are one of the many reasons we feel valued as residents. We are thankful

Honestly, the place as a whole is pretty okay. We have had multiple property managers but not an issue if everything is paid on time. My only issue is long time tenants rent increasing with no updates to the property. It’s not the best way to keep people especially with this economy that we are in now. Also, I am not a fan of additional fees being added this year regarding a bpp (building protection plan). When it was a requirement for us to have renters insurance. Positives: When 33 management and evernest merged they brought back the ACH which waived the fee we had to pay when paying rent. Thank you for that. Also, working with Maricon B, has been a breeze. Such an amazing experience speaking with him, he answered all my questions, very kind and helpful, I would seek out to him if you ever have any issues or need something resolved. He will get you answers (may not be what you want to

I made sure to make this review after we moved out. DO NOT MOVE HERE!!!!!!! We dealt with mold from Jan-May 2025 and we moved in November 2024. There was a flood 3 floors above our apartment and we dealt with the consequences ever since. Not only dealing with the smell in two major rooms of our apartment, but to have management tell us TO OUR FACES that it wasn’t mold was terrible. They refused to acknowledge our claims until MAY when they finally decided to open up the walls to find what??? MOLD! My mother is a 4X cancer survivor and has a partial lung due to lung cancer. She was even in the hospital after it happened from what they thought was pneumonia. They never asked to put us up or switch our apartment for a vacant one. Not to mention the entire building is on a slant, the water pressure is inconsistent, and the parking garage is still unfinished after being told it would open in

Living at Eagle’s Ridge Apartments was a GREAT experience for me! I was in a 3rd floor apartment and loved it! Office staff (Becky and Denise) were welcoming and always helpful. Maintenance (Ryan and Donny) were quick to respond and cleaning services (Debbie) were done well and kept up! The price is affordable and the apartments were great! I would highly recommend this for any age person, married or single, and family also. Great experience. :).
